Realty Check! The value of your home / property goes up, primarily due to many things; but primarily due to recent sales in the area. (Assessors, plz correct me if I am wrong, politely). Evergreen, Conifer, 285 Corridor is the delight of Denver area residents, desiring (salivating) to move to the mountains... to which area sales raise the value of your home, to which raises your property taxes; i.e., Jeffco & Park need more dollars to support the resources provided to more homes. It is a common cycle of growth. Just saying, nothing stays the same!

And not only that - it applies only to HALF of the first $200,000. You get a deduction of $100K from your value - which is still far better than nothing.

Jeffco resident, South Evergreen

I own quite a few vacant lots near my "residential" property. Three show ZERO change,
four went down $5,309, five went up $19,676 - they are all 1/8th to 1/4 acre and all
the same hillside covered in pine trees ... how do they explain this?

Got my Park County assessment in Saturday's mail. Mine went up 60K and my taxes will be an additional another $250.00+ a year. Considering what other places near me are asking / going for I guess I didn't do that bad.

Regarding the senior exemption for 50% of the first $200K, the Democrats have proposed doing away with that. It’s in the state constitution so they can’t “eliminate” it, but the constitution allows them to “adjust” the rate. The proposal is to adjust the rate to 0%, then put in some sort of credit for families making less then $60K. The credit is graduated so the more you make the less your credit. At $59,999 it is $1. You have to be less than $12,000 to get the maximum credit. I need to research to find what that maximum is, but this totally does away with the intent of the original constitutional amendment. Adjusting to 0 is not adjusting, it’s eliminating.

Yes tmjbp, elections surely do have consequences. And the "closer to the city" argument does not hold up. We live in South Park, town of Jefferson. Our valuation went from $194,000 to over $236,000. Without the senior exemption, this will make things really difficult.

:shhh: Idaho property taxes are about double that of Colorado and you'd lose the senior exemption.

Here is the problem with that thinking. Those of us who have no intention of ever again moving find ourselves in the same situation old time Jeffco property owners were in 40 years ago. Not wanting to move, but increasingly finding they couldn't afford the ever higher tax burden. The Democrats have done nothing to help us. Wife and I can't get into all day kindergarten. But wait, when we become homeless, all we will need is a tent and a ride to Denver.
