The first commercial tenant has moved in and three more reportedly have signed letters of intent at the long-stagnant Kings Valley Marketplace in Conifer.

Evergreen Commercial Group, the first tenant in the 55,000-square-foot building, is also marketing the retail and office space at U.S. 285 and Kings Valley Drive.

I hope this comes to fruition because it is not healthy to just have all these empty buildings around. I do wonder about the traffic concerns though and I wish they made the developer put in an overpass as part of the deal!

Also coming to the $5.5 million center are a liquor store, a medical research firm and a lotion- and salve-making company, said Bill Downes, owner and broker for Evergreen Commercial Group.

I'm curious what a "medical research firm" is. I was hoping there would be medical providers or urgent care there. I also wonder if we really need yet another liquor store!

I wonder also. Are there enough qualified people up here to staff medical research? Could the altitude have anything to do with it?

I also wonder how the "need" for a liquor store there could be determined. If the owner makes enough profit to stay open what other need is there?

Anyone planning on opening a new liquor store should be real careful because soon (2017?) there will be two new large beer and wine sellers in the area - King Soopers and Safeway - with the coming liquor law changes.

If the liquor store had a good selection (especially of microbrews), it would probably be a normal stop for me. Right now, around, and including Bailey, there are only smaller liquor stores with slightly higher prices. My only reservations would be getting in there while going NB on 285. I also wonder how it's going to affect the traffic once the slots start filling up.

Just curious....I've been gone for 7 years and haven't been back so names might have changed, but is this the building behind what at least when I left was the Kum and Go gas station? That had been vacant for a long time even before I moved.

Yikes. That building had been empty for a long time even before I even left....probably some deterioration to deal with, but at least there will finally be some occupants.
